Every great development starts with a clear vision. For Thirty Six Zorra, that vision was to create a contemporary living space that seamlessly blends urban convenience with the comfort of home. Located in the heart of Etobicoke, this development was designed to bring vibrancy to a historically industrial area, offering residents a sanctuary that’s both connected and serene.

We were inspired by the dynamic energy of downtown Toronto to create a project that would set the stage for the transformation of the Queensway. Our aim was not just to build a condominium but to help create a vibrant, thriving community in Etobicoke—one that offered both modern living and easy access to the city.

Innovative Design: A Modern Icon on the Etobicoke Skyline

The design of Thirty Six Zorra represents our commitment to innovation and quality. Working with Graziani + Corazza Architects Inc. and U31 Design, we crafted a building that is as functional as it is beautiful. The building’s zig-zag exterior design is a striking feature on the Etobicoke skyline, making Thirty Six Zorra instantly recognizable.

Inside, the focus was on maximizing space and comfort. Our design team ensured that every detail was considered to create a seamless living experience, from the spacious layouts to the thoughtfully designed interiors. Each suite was designed to meet the needs of modern urban residents, offering both style and practicality.

We also incorporated a range of luxury amenities to enhance the living experience. The fitness centre, sauna room, and on-site dog park promote well-being, while the demo kitchen and social lounge offer opportunities for residents to connect with friends and neighbours. The shuttle service to Kipling TTC Subway Station makes commuting to downtown Toronto convenient, while the social spaces foster a sense of community.

 

Collaboration and Partnership: Turning Vision into Reality

The success of Thirty Six Zorra wouldn’t have been possible without the support and collaboration of our dedicated team and partners. Our finance team worked tirelessly to secure construction and inventory loans, while our planning department worked for nearly a decade with the City of Toronto and consultants to navigate the approval process. From rezoning in 2015 to registration in 2024, every stage was carefully managed to ensure a smooth delivery.

The sales launch in September 2019 was followed by a rapid transition into construction, with groundbreaking taking place in February 2020. Despite the onset of the COVID-19 pandemic, which brought challenges like rising material costs, labour disruptions, and supply chain delays, we remained committed to delivering the project on time. Thanks to strategic collaboration and trade incentives, we were able to gain three months on our timeline and complete the project successfully.

Thirty Six Zorra isn’t just a building—it’s a catalyst for the revitalization of the Queensway in Etobicoke. The project has brought new life to this once-overlooked area, transforming it into a vibrant, connected community. The innovative design, paired with top-tier amenities and a focus on lifestyle, has set a new standard for condominium living in Etobicoke and beyond.
